Southport Parkway Townhomes

Civil Design & Inspections

Southport Parkway Townhomes required a formal project closeout involving multiple regulatory agencies and the resolution of several outstanding construction items. RCE coordinated with the contractor to clear punch list items and worked alongside Glynn County and the Brunswick-Glynn Joint Water and Sewer Commission (JWSC) to bring the project to a clean close.

Late in the closeout process, an adjacent property owner notified the County that the drainage swale along the shared property line had not been properly constructed — a concern further complicated by the existing fence and trees that existed within the buffer. Our team navigated these constraints by meeting on-site with the neighboring property owner and County engineering staff, engineering a drainage swale that worked within the existing site conditions, and providing the analysis and documentation needed to satisfy both the County Engineer and the neighboring owner.

SUCCESS:

  • Coordinated closely with the contractor to identify and resolve outstanding punch list items

  • Worked with Glynn County and JWSC to satisfy all project closeout requirements

  • Met on-site with the neighboring property owner and County engineering staff to
    address the drainage swale concern directly

  • Designed a drainage swale that accounted for existing site conditions, including an
    installed fence and trees already planted within the buffer
  • Prepared and submitted a new drainage report and supplemental hydrologic analysis
    demonstrating that the swale would perform as designed

  • Obtained County approval, oversaw the contractor’s installation of the swale, and
    secured an as-built survey to verify construction

  • Delivered the as-built survey and drainage easement deed to Glynn County, satisfying both the neighboring property owner and the County Engineer and bringing the project to a successful close
